Instead, a private lender provides the loan.

Here’s a simple example of how a real estate deal can work using private money.

Purchase price:
$140,000

Renovation budget:
$35,000

Closing costs & reserves:
$10,000

Total loan amount:
$185,000

A private lender funds the entire deal.

The lender earns:

1–3 points on the loan amount
Interest while the project is underway, or paid when the property sells.

The loan is secured by the property itself.

Depending on the state, the lender is typically protected through a mortgage or deed of trust that is recorded against the property at closing. This means the lender has a legal claim on the property until the loan is repaid.

After renovations are completed and the property sells, the loan is paid back to the lender with their points and interest, and the remaining profit goes to the investor who found and managed the deal.
